Cantlay Court, Cruden Bay
Cantlay Court is located in the village of Cruden Bay. It consists of 15 flats split over 2 floors in the main block, and 6 linked cottages. There is also a former warden’s accommodation attached to the scheme.
The overall average occupancy at the scheme is 84.4% over 10 years, although occupancy rates have mostly fallen over the period. There are currently 2 vacant properties at the scheme, which are difficult to let.
Cantlay Court also faces significant financial challenges, with a negative NPV of around -£3 million. The main drivers of this are the level of future investment required in the scheme, and the high levels of income lost due to vacancies. However, even if the occupancy rate at the scheme was 100%, it would still require a significant level of subsidy from other tenants.
Cruden Bay provides access to a GP surgery, a post office and a pharmacy for tenants, and has regular bus services to Aberdeen and Peterhead. The location of the scheme could prove challenging for people with mobility issues, potentially requiring the use of a car or bus to access the centre of the village.
Demand and financial challenges are both factors in considering this scheme for closure.

Question 1 - If the scheme closes will there be increased security around the scheme?
Answer 1: As landlord we would have a continued responsibility for the building maintenance and security, the maintenance would continue and if required additional security measures can be put in place.
Question 2: You say the tenants in cottages will not be affected but we will not have a laundry or communal space to use, what alternatives can you provide?
Answer 2: We will have individual discussions with tenants to discuss and explore what alternative options there are.

Gavin Ritchie asked 13 days agoThank you for your question and for raising this important concern.
We fully acknowledge that there are limited alternative housing options within Cruden Bay, and we understand how important it is for tenants to remain within their community wherever possible.
At this time, no decision has been made regarding the future of the scheme. Should a proposal to close the scheme be brought forward, we want to reassure you that no one would be asked to move without a full and supportive process in place.
If such a decision were made, we would work with each tenant on a one-to-one basis to understand their individual needs and preferences. A comprehensive support package would be available, including financial assistance, and there would be no rush—tenants would only move when they are in agreement with the future accommodation offered.
We are committed to treating all tenants with dignity and respect throughout any potential changes, and we will continue to communicate openly and transparently as the situation develops.

Anna asked 28 days agoWe understand the importance of maintaining community ties and familiar surroundings for Sheltered Housing tenants. While we are unable to provide a communal space in Cruden Bay, we can offer alternative accommodation options such as cottages or similar properties within the area.
We remain committed to keeping tenants as local as possible if this is their preference and in environments that reflect their current lifestyle. At the same time we acknowledge we cannot replicate the communal facilities of Cantlay Court.

Anna asked about 1 month agoWe fully understand that relocating can be a deeply emotional and challenging experience, especially for vulnerable residents who rely on familiar surroundings, routines, and community connections. That’s why, if a decision is made to close a scheme, we are committed to ensuring that every step of the process is handled with care, compassion, and individual support.
Here’s how we will support tenants:
Personalised Support Plans
Each tenant will receive a tailored support plan developed in close consultation with them and their families. This will include understanding their preferences, health needs, social connections, and emotional well being.Staying Local
Wherever possible, we will prioritise finding alternative accommodation within the same or nearby area. This helps tenants stay close to family, friends, and the community services they know and trust.Familiarity and Continuity
We will aim to match tenants with accommodation that offers a similar level of support and environment to what they are used to, helping to maintain a sense of continuity and comfort. No Rush to Move
There will be no pressure to move quickly. We will take the time needed to find the right option for each individual, ensuring they feel safe and confident in their new home.Ongoing Communication
Tenants and their families will be kept informed throughout the process, with regular updates and opportunities to ask questions or raise concerns.Emotional and Practical Support
Our housing teams will be available to support and assist with everything from viewing new properties to settling in, and we will work closely with health and social care partners where required to ensure a smooth transition.

Largrangegdns asked about 1 month agoNo decision has been made regarding the potential closure of Cantlay Court. Should a decision to close be taken, the process of supporting tenants to find suitable alternative accommodation will take several months, if not years, and will be carried out in a fully supportive and person-centred manner, any move to alternative accommodation will be based on the tenants individual choice and preference where they move to.
