Kinbroom House is located within the village of Rothienorman. The scheme has 12 Sheltered Housing flats, which are all on one level.
Occupancy rates at the scheme averaged 87.4% over 10 years, and have trended downwards over the period. In addition, vacancies have proven difficult to let in recent years due to low demand.
Kinbroom House has a negative Net Present Value of around -£1.6 million, which is driven by a combination of future investment costs and income lost due to the challenge of letting vacancies at the scheme. However, even at 100% occupancy, the scheme would still require substantial subsidy from other tenants to maintain.
Rothienorman has some shops and other services in the village itself that tenants can access, but no GP or pharmacy in the village. Public transport timetables are limited, meaning that tenants would need to rely on pre-booked A2B services or a car to travel to nearby settlements such as Inverurie when bus times were not suitable.
